Booking Details & Rules

Base Rate

  • Standard Suite (1BR): $700 TTD per night (up to 2 guests included)
  • Family Suite (2BR): $900 TTD per night (up to 4 guests included)

Extended Stay Discounts

  • 3-6 nights: 5% off total stay
  • 7-13 nights: 10% off total stay
  • 14+ nights: 15% off total stay

Check-In & Check-Out

  • Check-in: 3:00 PM
  • Check-out: 12:00 PM
  • Check-in is conducted in person upon arrival
  • Keys must be placed in the designated mailbox at check-out
  • The unit must be left in a reasonable condition

Early Check-In / Late Check-Out

  • Early Check-In (1:00 PM-3:00 PM): $100 TTD
  • Late Check-Out (12:00 PM-2:00 PM): $100 TTD
  • Late Check-Out (2:00 PM-5:00 PM): $200 TTD

Important

  • Early check-in and late check-out are subject to availability
  • A 15-minute grace period is allowed after check-out time (until 12:15 PM)
  • Staying beyond 12:15 PM without approval will result in late check-out charges
  • Staying significantly beyond the approved late check-out period may result in an extra night charge

Late Check-In

  • Latest check-in time: 9:00 PM
  • Guests arriving after this time must inform us in advance
  • Failure to inform us before the latest check-in time may result in cancellation of the booking

No-Show Policy

  • A no-show means the guest does not arrive by the latest check-in time and does not communicate
  • If a guest does not arrive by the latest check-in time and gives no notice:
    • Booking is cancelled
    • Payment is non-refundable

Additional Guests

  • Additional guest fee: $100 TTD per extra guest
  • Standard Suite (1BR): maximum 2 additional guests
  • Family Suite (2BR): maximum 1 additional guest

Occupancy Limits

  • Standard Suite (1BR):
    • Base occupancy: 2 guests
    • Maximum occupancy with additional guests: 4 guests
  • Family Suite (2BR):
    • Base occupancy: 4 guests
    • Maximum occupancy with additional guests: 5 guests

Important

  • All additional guests must be declared and approved before check-in
  • Undeclared overnight guests are not allowed
  • The main guest is responsible for all persons included in the booking

Guest Arrival

  • The main guest must be present at check-in
  • Additional guests may arrive later only if they were declared and approved before check-in
  • Undeclared guests are not allowed on the property

Visitors

  • Maximum of 2 visitors per booking
  • Visiting hours: 9:00 AM to 8:00 PM
  • Guests must inform us before visitors arrive
  • Visitors are not allowed to stay overnight unless registered and paid for as additional guests
  • If the unit is already at maximum occupancy, visitors cannot be converted into additional guests

Unauthorized Visitors

  • Unauthorized visitors must leave immediately when instructed
  • Penalty: $100 TTD per visitor
  • Repeated or serious violations may result in immediate termination of stay and/or refusal of future bookings

Payments

  • Payments are accepted by bank deposit or cash
  • Airbnb bookings follow Airbnb's payment system

Standard Bookings

  • 50% downpayment is required upfront
  • Downpayment must be made within 24 hours after booking communication
  • Dates are held for 24 hours only pending correct downpayment
  • Booking is not confirmed until all required steps are completed

Incorrect Downpayment

  • Downpayments below 50% are not accepted
  • Incorrect downpayments will be returned
  • Dates remain open until the correct 50% downpayment is received

Remaining Balance

  • Remaining balance must be paid at check-in or before check-in

Booking Form & ID Requirement

  • A full booking form is required for first-time guests only
  • Returning guests must complete a booking confirmation form for each new booking
  • Once guest information is on file, a full form is not required again
  • After downpayment is made, the booking form must be completed within 24 hours
  • Bookings are finalized only after the required form is completed
  • A valid government-issued ID (photo accepted) is required for the main guest (first-time submission only unless otherwise requested)

If the Form Is Not Completed Within 24 Hours:

  • Booking is not confirmed
  • Downpayment is refundable upon request

Cancellation Policy

  • Before the Booking Form Is Completed:
    • If the guest does not complete the booking form within 24 hours after making the downpayment:
      • Booking is not confirmed
      • Downpayment is refundable upon request
  • After the Booking Form Is Completed:
    • Booking is fully confirmed
    • Downpayment is refundable up to 7 days before check-in
    • Downpayment is non-refundable within 7 days of check-in
  • Same-Day / Late Cancellations:
    • Cancellations made on check-in day are non-refundable
    • Cancellations made within 7 days of check-in are non-refundable

Last-Minute Bookings

  • Applies To:
    • Same-day bookings
    • Next-day bookings
    • Bookings made within 48 hours of check-in
  • Rules:
    • Full payment is required immediately
    • No dates are held
    • First person to pay gets the booking
    • Booking form must be completed immediately after payment and before check-in
    • Last-minute bookings are non-refundable once paid

Reschedule Policy

  • Rescheduling is allowed only if requested at least 7 days before check-in
  • Rescheduling is subject to availability
  • Rescheduling is allowed once per booking
  • If the new dates cost more, the difference must be paid
  • If the new dates cost less, the original payment remains as paid
  • Rescheduling requests made within 7 days of check-in are not allowed

Property Care & Guest Responsibility

  • Damage / Liability:
    • Guests are responsible for any damage caused during their stay
    • This includes, but is not limited to:
      • Broken items
      • Missing items
      • Damaged furniture
      • Stained linens or towels
      • Any property damage beyond normal wear and tear
    • Damage costs may be charged to the guest
  • Cleaning Responsibility:
    • Guests are expected to keep the unit in a reasonably clean condition during their stay
    • Cleaning fees cover standard turnover cleaning only
    • Excessive mess, excessive garbage, or unusually dirty conditions may result in an additional cleaning charge
  • Utilities Usage:
    • Guests are expected to use utilities responsibly
    • This includes electricity, water, and air conditioning
    • Excessive or unreasonable use may result in additional charges

House Rules

  • Noise & Parties:
    • No parties or events are allowed
    • Excessive noise or disturbances are not permitted at any time
    • Quiet hours are from 10:00 PM to 7:00 AM
    • Any disturbance to neighbors may result in immediate termination of stay without refund
  • Smoking & Substances:
    • No smoking is allowed inside the unit
    • Smoking is only allowed outdoors, where applicable
    • Illegal substances are strictly prohibited on the property
    • Violation may result in cleaning fees, penalties, or immediate termination of stay
  • Pets:
    • Pets are not allowed unless explicitly approved in advance
    • Unauthorized pets may result in additional charges or cancellation of stay

Access, Maintenance & Service Interruptions

  • Access & Maintenance:
    • Management may access the unit if necessary for maintenance, emergencies, or inspection
    • Notice will be given when possible
  • Service Interruptions:
    • We are not responsible for interruptions in electricity, water, internet, or other external services beyond our control
    • No refunds will be issued for such interruptions
    • However, we will make every reasonable effort to resolve any reported issues as quickly as possible

Guest Communication

  • All communication during the stay must be directed to the designated host
  • Guests must remain reachable during their stay for important updates or issues

Charges, Enforcement & Liability

  • Any outstanding charges must be paid by the guest
  • Failure to follow guest house rules may result in:
    • Additional charges
    • Cancellation of booking
    • Immediate termination of stay
    • Refusal of future bookings
  • Failure to pay outstanding charges may result in legal action or recovery measures
